Step 1. Search

The first step is to create a search request. You will then receive the new listings within your search criteria every morning, often before they appear on Funda. This gives you an immediate advantage! If you see an interesting property, contact your buyer’s agent immediately to schedule an appointment. Due to the limited viewing opportunities in Utrecht, a quick response time is crucial.

Step 2. Viewing

We’ll accompany you on your first viewing right away. Of course, you can look for yourself, but that’s only advisable in the initial exploratory phase. If you’ve visited the property alone the first time and unexpectedly find it very appealing, Wietse or Menno would be happy to join you for the second viewing. Step 3. Consultation

After a positive viewing, your buyer’s agent will discuss with you whether further research is needed regarding any architectural considerations, land registry, zoning plan, the environment, owners’ association and municipal or provincial issues. Is everything clear? In which case, you can consider making an offer.

Step 4. Negotiations

Your buyer’s agent will first discuss the negotiating strategy with you and go through your desired conditions. Once all the agreements are clear, Grandia Aankoopmakelaars will contact the selling agent to begin the negotiations. Naturally, Grandia Aankoopmakelaars will keep you informed of all discussions.

Step 5. Purchase agreement

The negotiations have gone well and your offer has been accepted! All agreements between buyer and seller are recorded in a sales agreement. This also sets out the conditions that have been agreed. Your buyer’s agent ensures that the information contained in the purchase agreement are correct, and will explain any part of the purchase agreement where necessary. The agreement can then be sent to your chosen notary in preparation for conveyancing.

Step 6. Financing (if required)

Although your financial options should be clear from step one, this is the moment when you will officially apply for financing. Step 7. Notary

On the agreed completion date, you and your buyer’s agent will visit your new home for a final inspection to make sure the property is handed over in the agreed condition. Next, buyers and sellers visit the notary. Here, the deed of transfer and, if applicable, the mortgage deed, will be signed. If appropriate, consider a cohabitation contract and also a will. After signing the conveyancing documents at the notary, the seller hands over the keys.
